Brooklyn’s hot Dumbo to get even hotter in New Year

Brooklyn's hottest neighborhood will be even hotter in 2015.

Dumbo is slated to be New York City's hottest 'hood in 2015, according to a new report from StreetEasy.

Deserted by actress Anne Hathaway but home to fashion plate Olivia Palermo, Dumbo is followed by Brooklyn neighborhood Vinegar Hill, where actor Robert Pattinson of "Twilight" fame recently scoped out a $3.4 million town house.

Dumbo's population has nearly doubled since 2000 and home prices have increased by 50 percent in 2014 alone, said StreetEasy data analyst Alan Lightfeldt.

"Dumbo shows no sign of slowing down any time soon," Lightfeldt said.

In Dumbo — where the priciest home for sale is an $18 million triplex penthouse in the Clocktower Building — this year's median asking rent price is $4,375, which is slated to shoot up to $4,871 next year.

Dumbo's population jumped from 1,133 in 2000 to 3,604 in 2010 and 3,831 in 2013, according to US Census data. Dumbo's median sale price jumped from $400,774 in 2003 to $1.399 million in 2014, according to the city Department of Finance.

StreetEasy compiled its hot-neighborhood index by factoring in rent prices, sale prices and population growth over a 10-year period across New York City.

Vinegar Hill, a tiny enclave next to the Brooklyn Navy Yard with a chic, industrial feel, is the second hottest, with its median sale price rising nearly 40 percent in the past year while rents have edged up 9 percent, Lightfeldt said.

Third and fourth on the list were Battery Park City and West Harlem in Manhattan, followed by Jamaica, Queens, which made the list thanks to easy transit access, lower sale prices attractive to first-time buyers and new zoning regulations slated to bring around 500 new units and hotel rooms to the neighborhood, Lightfeldt said.

Fulton/Seaport in Manhattan was sixth on the list, followed by NoMad (north of Madison Square Park) in Manhattan, home to Chelsea Clinton, Jennifer Lopez, Giselle Bundchen and Tom Brady.

With Dumbo so hot, it's no surprise that of New York City residents who rent, Brooklynites on average spend the highest percentage of their income on housing: 64 percent, according to StreetEasy.

That's followed by Manhattan and Bronx renters, both at 51 percent, Queens renters at 42 percent and Staten Island renters at 25 percent.
