NFL Pro-Bowler Wes Welker is a force on the football field, but he's a lousy landlord, a former tenant claims.

Investment banker John Flynn plans to fight a $56,000 judgment the Denver Broncos wide receiver obtained against him in Manhattan Supreme Court on Tuesday.

Welker won the judgment in a Massachusetts suit against Flynn for stiffing the gridder on rent on a Boston apartment.

Welker had charged Flynn $10,000 a month for the Back Bay pad in 2011 and 2012.

But the $2.3 million three-bedroom home was a dump where Flynn was barraged with calls from women, the banker said.

"We lost hundreds of dollars worth of food from the failure of the Sub-Zero refrigerator . . . The faux zebra rug was pretty dirty and curled when we moved in . . . The massage chair functioned intermittently," Flynn complains in court papers from Welker's rent-nonpayment suit.

Worse, Welker "had a ton of girls in Boston he had relationships with and I kept having to take messages," said Flynn, who now lives in New York.

Flynn initially answered the Massachusetts suit, but stopped defending himself when he got busy with work and travel, he told The Post.

Reps for Welker did not return calls for comment.
